Residential Schemes

Residential projects can take many forms, from building renovation and extensions involving planning permission to small scale projects such as room refurbishments or colour schemes. No project is too little or too large. Your project may take in all of the below steps or just one or two, depending on its objectives.

Survey and sketch scheme

After our initial meeting we will compose a brief for your project covering your planned objectives and our methods to achieve your required results, including a quote for this initial stage of work.  We will then visit your site and draw up a plan of the existing space(s) to produce a set of plans, which we’ll use as the basis for the development of your project.

We'll then create an initial sketch scheme design. This will vary depending on the project but will typically include sketched plan ideas,  mood boards, sketches, sample ideas (flooring, soft furnishings, etc), colour ideas, and possible furniture, and lighting suggestions.

Full scheme design

At this stage we would take your feedback from the sketch scheme, and develop it into a final scheme.  This may include more detailed plans, elevations if relevant, sketched visuals, sample boards and furniture and lighting schemes.

Planning Permission

If required, we can produce drawings for your local planning authority, in order to obtain the relevant planning permission. We will also create any drawings required to gain building control approval. We'll submit the drawings, and liaise with the officers on any matters that need attention or revision. 

Working drawings

Once planning approval is granted, we can create a set of drawings and information documents for the people who are going to build your project. This will include a CAD drawing package for the contractors, and documents detailing furniture, finishes, fixtures and fittings.

Tender stage

If your project requires, we'll meet and interview potential contractors and sub contractors, who would like to tender for your project.  We will send out tender packs, check tender submissions, and negotiate any alterations to achieve the savings you need to appoint your contractor.

For smaller scale projects that do not need planning consent or building contractors we can also offer the facility to liaise with the various suppliers and tradespeople such as joiners and decorators to work out a cost for you. This is essential before work starts, so that the money side of things stays within your control.  We'll put together an estimate based on the scheme you have approved, and will liaise with yourselves and any of the suppliers to make any changes required to bring your scheme in on a budget you're happy with.

Project management/ site supervision

Once a budget has been agreed, we will oversee the development of the project on site. This involves everything from working with joiners, decorators, carpet fitters, curtain makers and tradespeople who are transforming your space, to ordering furniture and fittings on your behalf. Our aim is to realise the scheme you require with as little stress as possible.
